This mixed-use, corner-lot proposal offers a contrast to the kind of density and urbanism we often find in fast, linear, arterial streets in Vancouver. By increasing the zoned density from 0.5 to 0.75 FAR – A traditionally 1 unit lot enabled 4 units and a versatile commercial corner to create a local neighborhood cluster in a quiet part of the residential neighborhood. Carved edges in the architecture provide landscape opportunities and place for community activity. Cafes, office space, artist studios, and light retail are all imagined here.

This proposal earned 1st place for the Planner’s Prize in the Urbanarium Awards with planners across the lower mainland including planners from the City of Coquitlam, City of Vancouver, City of Surrey, and the City of North Vancouver. In addition, the proposal earned 2nd place overall in the overall category and published in numerous local and international publications.
